Many garages in Ruislip, Ickenham, Uxbridge and Northolt are too small for a modern car and end up full of storage. Converting the garage is one of the most cost effective ways to add a habitable room to your home.
L and K Builders has been carrying out conversions since 1988. We take care of the structural changes, insulation, windows, heating and electrics, so the new room is warm, dry and feels like it has always been part of the house.

What your garage could become
The layout of a garage lends itself to a wide range of uses.
- A home office or study, away from the busy parts of the house
- A playroom, snug or second living room
- A ground floor bedroom with en suite, ideal for older relatives
- A utility room and downstairs toilet
- A home gym or hobby room
How we convert a garage
Most integral and attached garage conversions do not need planning permission, though some newer estates have conditions that remove permitted development rights. We will check this for you, along with any covenants. All garage conversions need Building Regulations approval, which we arrange.
The work typically includes replacing the garage door with an insulated wall and window, raising and insulating the floor, insulating walls and ceiling, adding a damp proof membrane, and extending heating and electrics. Detached garages can also be converted into garden rooms or annexes.
Because the structure is already in place, a garage conversion is usually quicker and less disruptive than an extension, and our own team of plasterers, electricians, carpenters and decorators keeps the work moving.

Frequently asked questions
Do I need planning permission to convert my garage?+
Often not, if the work is internal and does not enlarge the building. Some properties have planning conditions that remove this right, so we always check first.
Can a detached garage be converted?+
Yes. Detached garages can become garden offices, gyms or annexes. The approvals needed depend on how the space will be used, and we will advise on this.
Will the new room be warm enough?+
Yes. We insulate the floor, walls and ceiling to current Building Regulations and extend your heating, so the room is as comfortable as the rest of the house.
